What REALTORS see, and analyze, are not public information, such as price reductions, Days on Market, and other information which may or may not be accurate (which is why it is a good idea to always use a seasoned Realtor). Realtors also have access to comments made in a confidential line such as whether permits are not known, etc. Also, information on the MLS may be inaccurate, such as recent misrepresentations of square footage. Yes, it rained a lot last year, but did the houses really grow that much?
